L Brands Phase 1 Pre-Inspection Photo List

**Read through these instructions and take photos of all components for all audits.

The following list of pictures should be taken for each Site Audit. The specified labels, as listed below, should be used and included within each picture. In order to include the proper labeling within each picture, please gather the following materials and follow these instructions on how to properly display them.

For the users that are NOT using the DigiMEP Mobile App:

Print the pages from the Picture Survey Helper documents that you received in your Auditor Package.

Purchase the following material:

  • Sheet Protector: Office Depot/Max #233256
  • Wet Erase Marker: Office Depot/Max #16665
  • Cardboard Backer: Office Depot/Max
  • 45# Magnet: Home Depot/Max #455521 (recommend more than one)

Insert both sheets (printed side out), separated by a cardboard backer into the sheet protector. This will serve as a quick reference (left hand side) for the equipment label. Prop it on top of a thermostat before taking the picture. Using the magnet, stick it to the chiller, boiler, electrical panel, or time clock, etc. Write the BE#, take a picture of the sheet with a sequence of pictures of the property.

All pictures shall be clear and text shall be legible.

All pictures shall include the label and (Building ID) ie:

  • VSS-##### shall include 2-5 digit store number with no leading 0s.
  • BBW-##### shall include 2-5 digit store number with no leading 0s.

Conditional Pictures – these are pictures that words cannot describe, these are pictures that help describe the current condition of the property or equipment.

Do your best to keep pictures grouped (Rooftop Equipment, Control Panels, Lighting, etc.). It is understood that this will not always be possible, however we ask for good faith efforts.

Thank you, and remember, a picture can save a costly return trip back.

 

Naming Standards for Labels:

Use the following tagging schema when the equipment is not labeled replacing the ** with the sequence number i.e. 01, 02, 03, 10, 20, 50, up to 99.

Photos Required

The following photo requirements are meant to serve as a supplement to the site specific mechanical drawings. Please use this as a guide along with the survey tool for all site specific mechanical systems.

For the users that ARE using the DigiMEP Mobile App, no need to use the above mentioned sheet protectors and markers.

RTU Exterior

Ancillary

  1.        Tag for model and serial number
  2.        Unit disconnects (interior)
  3.        Condensate pan with overflow switch
  4.        Rubber floor mats around all rooftop equipment standing back 5-10 feet
  5.        Hail Guards

Curbs

  1.       Roof curb set and before mopped in. (layout tape measure showing dimensions and placement of cross members and height of curb). Follow Curb Installation Details
  2.        Picture of level on curb to confirm it is level on all sides.
  3.        Curb to RTU Gasket on the top of the roof curb standing back 5 feet (NO FOAMOFILL)
  4.        Roof curb showing connected ductwork, refer to equipment schedule for curb height.
  5.        Curb adapter must be sized properly. New curb needs to mate to unit base
  6.        Supply duct connection to roof curb from inside the unit standing back 5 feet  
  7.        Return duct connection to roof curb from inside the unit Economizer, damper for return air  

Piping

  1.        For units with gas heat - gas piping and unit connection standing back 5 feet. (Gas lines must be painted to protect from moisture and corrosion.)
  2.        Condensate drains standing back 5 feet. Refer to site specific plumbing specifications for drain requirements.

Unit

  1.        Condenser coil from all sides (remove hail guard
  2.        Compressor section with view of all fittings for leaks and oil stains
  3.        Economizer- Outside air and return air dampers, mounting hole on economizer, confirm exhaust relief hood is installed standing back 5 feet  
  4.        Powered exhaust fan wire connections, all four sides, make sure block-off plate is installed.

RTU Interior

Ductwork

  1.           Walk the site and take pictures showing duct branch takeoffs from the main trunk line. Match each to Tile B on M03.01. (No high efficiency takeoff fitting)
  2.           Young Regulators and where the adjustment control cable is mounted standing back 5-10 feet
  3.           Proper seal of all cracks and connections with mastic and proper duct insulation tape standing back 5 feet.
  4.           Flex duct showing proper support (max 8’ in length) standing back 10-20 feet
  5.           All HVAC supply and return ducts, are sealed at all joints and corners, including prefabricated joints, with approved mastic.
  6.           All Metal duct connections are properly fastened and sealed.
  7.           Flexible duct (including spot ventilation) is supported at least every 4 feet and has no bends greater than 90°. Please refer to drawing M.03.01 for duct angle specifications.

Chilled/Hot Water AHUs & AHUs Split Systems & WSHP
AHUs/Equipment

  1.        Tag for model and serial number and Unit label
  2.        Unit disconnects
  3.        Secondary Condensate pan with overflow switch and Unistrut holding the pan
  4.        Return section including dampers and actuators

Ductwork

  1.           Walk the site and take pictures showing duct branch takeoffs from the main trunk line. Match each to Tile B on M03.01. (No high efficiency takeoff fitting)
  2.           Young Regulators and where the adjustment control cable is mounted standing back 5-10 feet
  3.           Proper seal of all cracks and connections with mastic and proper duct insulation tape standing back 5 feet.
  4.           Flex duct showing proper support and connections (max 8’ in length) standing back 10-20 feet
  5.           Supply air duct connection standing back 5-10 feet (Flex connectors)
  6.           Mixed air plenum showing unit, return duct and outside air duct connections
  7.           Return air duct connection with damper standing back 5-10 feet (Flex connectors)
  8.           Outside air duct connection with damper standing back 5-10 feet CHW piping in/out of unit (include control valves) pipe must be labeled CHW & WSHP only

Piping

  1.           HW piping in/out of unit (include control valves) pipe must be labeled CHW & WSHP   only
  2.           Entering and leaving water temp sensors (where applicable)
  3.           Leak detection sensor (where applicable)
  4.           Refrigerant piping standing back 5-10 feet
  5.           Condensate drain for primary and secondary pan

Hanger/Access panels

  1.           Vibration isolators
  2.           Trapeze hangers as specified with connection to building superstructure
  3.           4 sides of the unit, top and bottom of the unit

CUs

  1.           Nameplate model & serial number
  2.           Level above unit north and south
  3.           Condenser coil from all sides
  4.           Refrigerant line showing filter drier, sight glass and how lines are secured
     

Unit Heaters

  1.           Tag for model and serial number
  2.           All sides of unit

(FP)VAVs

  1.           All duct work connected to VAV’s
  2.           Hangars(trapeze)or factory submitted hanging brackets or lugs.
  3.           Vibration isolators
  4.           Ductwork connections
  5.           Nameplate
